Our Services

Character Conservations offers a wide range of services to meet all your conservation needs:

  • Building condition surveys for owners, occupiers and prospective purchasers of historic buildings or other period structures.
  • Preparation of written specifications and schedules for works to historic buildings, including repairs, alterations, extensions and change of use.
  • Archive research to establish history and previous use(s) of a historic building, its adjacent structures and any boundary or ‘curtilage’ issues.
  • Fabric recording surveys for historic buildings in accordance with Historic England/ ICOMOS detail levels; often requested by local Planning authority prior to discharge of Planning or LBC conditions.
  • Full measured surveys of historic buildings and preparation of drawing schematics using Autodesk AutoCAD LT® 2013 software.
  • Preparation of detail drawings and construction schematics for Local Authority Building Control (LABC) approval where required.
  • Preparation of ‘Design & Access’ (D&A) and ‘heritage justification statements’ in accordance with section 12 of the National Planning Policy Framework (NPPF) for listed building Consent (LBC) applications.
  • On-line submission of planning and LBC applications.
  • Preparation of repair schedules and building maintenance plans.
  • Advice on selecting specialist trades and contractors for carrying out works to historic buildings, including preparation of tender documents.
  • Helping select the most appropriate contract form for works (e.g. ‘JCT’ or Joint Construction Tribunal ‘Home Owner’ or ‘Minor Works’ building contracts) and undertaking contract administration duties including site monitoring and cost analysis for the duration of the project.
  • Assisting specialist sub-contractors in preparing risk assessments and method statement (RAMS) documentation to comply with the statutory requirements of the Construction (Design and Management) Regulations 2015; improving health and safety for all construction projects including commercial and residential properties.
  • Reinstatement cost assessments of historic buildings for insurance purposes.
